283 Affordable Homes, Firehall, Childcare
95 Nelson Street (formerly 990 Beatty Street), is a partnership between Brightside Community Homes Foundation, City of Vancouver, and BC Housing that will provide 283 residential units, as well as a firehall and a 44-space childcare facility.
Housing affordability is in line with BC Housing’s Community Housing Fund levels, which ensure that 20% of the homes are rented at shelter and pension rates, 50% at housing income limits (rents geared to income) rates, and 30% at the low end of market rates. Over 40% of the homes are designed specifically for families.
The project will also be the future home of Firehall #8, replacing the aging Yaletown firehall facility. With four apparatus bays and energy efficient design that meets Passive House standards, the new firehall will be a cutting edge modern upgrade supporting public safety in the downtown Vancouver.
The 44-space childcare facility adds critically needed affordable childcare to the high-density Northeast False Creek community. The childcare facility will be operated by the Vancouver Society of Children’s Centres (VSOCC).
Brightside broke ground on this exciting project on December 5, 2025. With construction underway, Brightside expects to begin welcoming families, seniors, and individuals to the building in 2029, alongside the opening of the new childcare facility and firehall.
