OPPORTUNITY
In 2020 Brightside articulated the objective of doubling the number of affordable homes by 2030. 6 years in, the Community Real Estate team (“CRE”) has been critical in realizing this potential and is well on its way to reaching this strategic goal. Brightside is currently looking for a results-driven, highly organized, and projectsfocused individual to join our team in the role of Real Estate Project Coordinator (“REPC”). The REPC role will have muti-faceted responsibilities associated with project coordination, specifically focusing on Brightside’s redevelopment projects, Net-Zero retrofit initiatives and other strategic projects that contribute to Brightside’s affordable housing portfolio. Additionally, this position will provide strategic support to Brightside’s Resident Relocation social enterprise. By actively supporting and cultivating these strategic alliances, the Real Estate Project Coordinator will play a direct role in furthering Brightside’s mission of providing affordable homes and building vibrant communities.
MAIN AREAS OF FOCUS
- To support fund development projects within the CRE department, including identifying funding opportunities, developing proposals with project consultants, writing grants, and engaging with funders, and partners.
- To liaise with project partners, monitor and report on performance of projects specific to Brightside’s Redevelopments and Net-Zero retrofit projects.
- To enhance Brightside’s portfolio of affordable housing initiatives by providing support to the Resident Relocation Social Enterprise ensuring the projects are administered efficiently and successfully. To provide research and support on potential partnership opportunities with non-profit housing providers, funders, municipalities, and relevant organizations that may contribute to the growth of Brightside’s existing portfolio.
- To support all CRE activities through project coordination, property acquisition, project development, and relocation services preparing Requests for Proposals, facilitating communication, and/or project implementation.
KEY DUTIES & ACCOUNTABILITIES
- Assist in developing project plans, timelines, and budgets for initiatives related to Brightside’s real estate portfolio and its Net-Zero retrofit portfolio projects;
- Assist and provide support for initiatives that contribute to the growth of Brightside’s portfolio of affordable housing and the Resident Relocation Social Enterprise;
- Support and monitor project progress, identify potential risks or issues, and suggest effective mitigation strategies to ensure projects are executed efficiently and successfully meeting desired outcomes;
- Ensure regular communication with project teams, consultants, and contractors to track milestones, resolve challenges, and maintain project alignment with organizational goals;
- Assist with research to identify potential funding opportunities for the CRE department, including grants, loans, and partnerships with private developers and non-profit housing providers;
- Provide support in developing and writing compelling funding proposals, grant applications, and fundraising materials to secure financial support for CRE projects;
- Conduct market research, financial analysis, and project feasibility assessments to effectively communicate the value and impact of initiatives to potential funders;
- Conduct comprehensive research to identify potential partnership opportunities with developers and/or relevant organizations in the field of inclusionary housing development;
- Coordinate and/or facilitate the negotiation and establishment of partnership agreements that drive the successful implementation of inclusionary housing projects;
- Assist with scheduling meetings or presentations, as required;
- Coordinate the development and implementation of a comprehensive business development strategy for the Resident Relocation Social Enterprise, including identifying target markets, support in establishing partnerships and exploring
new customer acquisition channels; - Maintain organized digital project folders, version control, and naming conventions for relocation plans, notices, tenant files, and municipal submissions;
- Support in logging and updating tenant interaction records and ensure privacy compliance, drafting notices and handouts based on approved templates;
- Provide support in market research and analysis to identify trends, opportunities, and competitive landscape in the affordable housing sector;
- Apply insights to drive strategic decision-making and adapt business development efforts to maximize growth and expansion potential for the Resident Relocation Social Enterprise; and
- Other duties, as assigned by the Director of Community Real Estate and the Real Estate Project Specialist

QUALIFICATIONS & DESIRED SKILLS
- Minimum of three (3) years’ experience in project coordination/management on development projects with a working knowledge of property management;
- Minimum of three (3) years’ experience in property management and/or working in-depth with project coordination/management on development projects;
- Demonstrated knowledge of project funding and financing processes, including experience in writing proposals to funding agencies;
- Previous experience working in affordable housing or non-profit would be considered an asset;
- Experience with effectively and professionally developing stakeholder relationships;
- Solutions-oriented mindset with an exceptional ability to problem solve issues that arise, analyze complex, challenging issues and balance diverse interests;
- Exceptional written and oral communication skills, including the ability to communicate effectively and succinctly to a broader audience;
- Demonstrated ability to work independently while also being a team player that demonstrates a positive attitude and is courteous in working with all levels of staff and management;
- Sound practical knowledge of Windows-based programs including Word, Excel, and PowerPoint; and
- A Bachelor’s Degree or Diploma or a combination of relevant education and experience in project management, real estate, planning, urban land economics, or a related field would be an asset.
ADDITIONAL INFORMATION
The successful incumbent will possess proven project coordination and experience with complex projects are required. The REPC must have a strong background in administration, organization, multi-tasking, real estate development-related work, and have a passion for building community through affordable rental housing projects. They will possess excellent communication skills, be great problem-solvers, and possess effective time-management skills. They will demonstrate agility with changing priorities and unpredictable and fluctuating workloads. They will be a motivated self-starter and excellent collaborator, with a meticulous eye for detail.

Brightside is proud to be a certified Living Wage employer. Expected salary range for this position: $62,000-$72,000/year (to commensurate with experience) with a generous Paid Time Off (PTO) benefit.
