Brightside Community Homes Foundation (“Brightside”) is a private-sector, non-profit organization that owns and manages 26 buildings across Metro Vancouver, providing affordable housing to those who struggle to meet the demands of market housing.

 

OPPORTUNITY

Brightside has articulated a goal of doubling the number of affordable homes we currently provide over the next 10 years; the Community Real Estate team is critical to realizing this goal. Brightside is seeking a results-driven, highly organized, and projects-focused individual to join our team in the role of Real Estate Project Coordinator (REPC) to cover a six (6) month maternity leave (with a possibility of extension). This full-time, contract position will work closely with the Director of Community Real Estate to coordinate the project process to deliver of affordable housing projects. The REPC will also assist with the execution of the 4 redevelopment projects at different stages of development, including liaising with development consultants, ensuring projects are on schedule, participating in project meetings, and reporting outcomes to the Director of Community Real estate.

To succeed in this role, project coordination and experience with complex projects will be required. The REPC must have a strong background in administration, experience coordinating community real estate development-related work, have a passion for building community through affordable rental housing projects, and the ability to work with a wide variety of project stakeholders, including funders and the consultants. The REPC will possess excellent communication skills, great problem-solving and time-management skills, the ability to interact effectively with diverse stakeholders, and the tenacity to embrace a varied, and unpredictable workload with a positive and results-driven focus.

 

MAIN AREAS OF FOCUS

  • Oversee and review the work of consultants and contractors to effectively implement the various stages of development of multiple projects (includes overseeing the work of architects, consultants, contractors and other service providers) to align with Brightside’s mission;
  • Keep track of documents, schedule activities and milestones for each of the projects to measure progress and monitor internal capacity;
  • Work with the Director of Community Real Estate in preparing and delivering presentations about Brightside, our projects, and our development model; and
  • Work with the Director of Community Real Estate to write proposals to funding agencies.

 

KEY RESPONSIBILITIES

  • Facilitate cross departmental collaboration for work related to redevelopment
  • Oversee documentation accuracy and maintain detailed records for projects
  • Monitor progress and prepare status reports for internal/external stakeholders.
  • Monitor final budget and schedule and help assess change orders related to the redevelopment projects.
  • Keep records of documentation prepared by consultants for the redevelopment projects.
  • Keep records and track legal documentation being registered in the land of the redevelopment projects.
  • Scrutinize building design and city documentation packages, before submission
  • Review project schedules and budgets with stakeholders, and diligently manage tight timelines
  • Evaluate tender documents and consultant proposals, and formulate recommendations for final approval to the Director of Community Real Estate
  • Serve as contact for redevelopment and correspondence with various contractors
  • Attend meetings with consultants, related to redevelopment
  • Prepare meeting materials and documents for the Community Real Estate Committee
  • Attend meetings of the Community Real Estate Committee and serve as the minute-secretary
  • Support communication plans for new projects, including stakeholder and project communication plans during various project stages
  • Approach projects from an operational and strategic perspective, taking into consideration short, and long term, implications of project decisions
  • Assist in the application process for project funding and financing, as required
  • Assist in the strategic direction of projects and support implementation

SKILLS, EXPERIENCE & DESIRED QUALITIES

The successful candidate will bring strong administration, project coordination and quantitative/budgeting experience. They will be highly skilled at developing and maintaining strong relationships with key stakeholders and possess strong written and verbal communication skills. They will be a motivated self-starter, excellent collaborator, with a meticulous eye for detail. The successful candidate will ideally possess a degree/diploma in project management, real estate, planning, urban land economics, or equivalent combination of education and experience, with a minimum of three (3) years of related experience. Previous experience working in non-profit real estate and/or affordable housing would be an asset.

 

ADDITIONAL INFORMATION
